Why I created Room to Share
A few years ago, an accident changed my financial situation. I was left with two choices – sell my home or have someone move in. Having someone move in helped me keep it.
Getting started turned out to be harder than it had to be. I had to work out everything for myself – what to put in writing, what rules to set, what to agree before someone moved in and what to do when things didn't go to plan.
That's why I created Room to Share. With cost-of-living pressures and a housing shortage, there's a real need on both sides – owner-occupiers looking for extra income and people looking for somewhere to live.
If you have a spare room, you're sitting on extra income. The hard part is knowing where to start, what to set up and how to find the right person to fill a room in your home.
Room to Share gives you a clear, step-by-step process, backed by lawyer-reviewed documents and first-hand experience. It saves you time, helps you avoid surprises and start earning from your spare room – with more money for the things that matter.
If you're thinking about what extra income from your spare room could mean for you, let's talk.

Frequently asked questions
Who is Room to Share for?
Room to Share is for people who own and live in their home and have a spare room they'd like to use to earn extra income.
It's designed for owner-occupiers sharing their own home, rather than investors, property managers or rooming-house operators.
Why wouldn't I just download an agreement online or use AI?
AI can be useful for the little things, but bringing someone into your home is a big decision. An agreement is only one part of getting set up.
Room to Share gives you a clear process, a set of lawyer-reviewed documents and agreements, and practical guidance on what to decide and put in place before someone moves in.
The value isn't just the agreement – it's knowing what needs to be in place from the start.
Why pay for Guided if I'm doing some of it myself?
Because you're not starting from scratch. Guided gives you the step-by-step process, a set of lawyer-reviewed documents and agreements, and practical guidance on what needs to be in place before someone moves in.
You don't have to spend hours researching everything yourself or commission documents and legal review separately. Commercial legal advice can cost hundreds of dollars an hour before any documents are prepared.
With Guided, that work is already built into the package, while you handle the parts you're comfortable doing yourself.
What's the difference between Guided and Done For You?
The critical setup is covered in both.
Guided ($495) is for homeowners who are happy to do more themselves.
Done For You ($695) is a mobile service, providing hands-on help at your home, including room-presentation guidance, photographs and preparation of your room advertisement.
Which package is right for me?
If you're comfortable getting your room ready and creating your own listing, Guided may be all you need.
If you'd rather have more of it taken care of for you, Done For You is designed for that.
If you're unsure, book a free 15‑minute call and we can talk through what you need.
Who decides who I share my home with?
You do. It's your home, your space and your choice.
Room to Share helps you get set up, but you decide who you speak with, meet and ultimately choose to share your home with.
Do you find or screen people for me?
No. You manage your advertisement and enquiries and decide what checks you'd like to carry out before choosing someone.
Room to Share helps you prepare for the arrangement rather than choosing or managing the person for you.
Who reviewed the Room to Share documents?
Room to Share works with the commercial lawyers at Bonafide Lawyers in Beaconsfield, Victoria, who have reviewed the documents and agreements used in the service.
Because Bonafide Lawyers acts for Room to Share, they can't also provide independent legal advice to Room to Share clients.
Do I need to organise a lawyer?
No. The Room to Share documents and agreements have already been lawyer-reviewed, so you don't need to commission the standard documents and legal review yourself.
If your individual circumstances require legal advice, you should speak with your own independent lawyer.
What if I need my own legal advice?
If you need advice about your individual circumstances, you'll need to speak with an independent lawyer.
If you have a quick legal question or want somewhere to start, Legalite is one option we can point you towards.
How much could my spare room earn?
It depends on your location, the room, its features, what's included and current demand.
The Room to Share room-rate estimator gives you an indicative estimate based on your room and location. Any figures shown are estimates only and actual income can vary.
Do I need to know how home sharing works before I start?
Not at all. You don't need to work out what documents you need or how to set everything up yourself.
That's what Room to Share is designed to help with.
Where is Done For You available?
Guided is available across Victoria, with limited spots available for the Done For You service across Melbourne's south-east.
Service area eligibility is confirmed when you book.
Whether you're looking to bring in more money, take some pressure off the bills or have
more time for the people who matter, Room to Share can help.
